What to expect in the construction process:
- The architect will help develop an agreement with a builder
that corresponds to your contract with the architect. There are
several options (stipulated sum, cost plus, design/build, etc.) – too
complex to describe here. (Call me and I can send you information.)
- For competitive pricing, send the contract documents to several
reputable builders. To accelerate the construction, contract
the builder early to help guide the process, keep track of actual
costs, obtain permits and even begin preliminary construction
phases before design is complete
- Select the builder that suits the project’s criteria
for budget, schedule, level of quality and reputation. Level
of construction quality is best determined by visiting projects
the company has completed.
- The builder presents a schedule for payments, submits samples
and detailed information of materials requiring approval before
ordering them, builds the project, issues requests for changes
to the contract due to unanticipated circumstances and delivers
warranties as specified.
- A concept that is developing in the commercial construction
market could be applied to any project: partnering. The idea
of partnering is that every party involved gets together before
construction starts, states their stake in the project and agrees
on an open communication system to ensure a smooth-flowing project.
- The architect keeps very involved throughout the construction
to observe all the materials, fixtures and finishes to assure
you that the builder is adhering to the contract. Do not do this
alone or leave it solely up to the builder.
